How long will the loan process take?

The Truth in Lending Act (TILA) does not permit a lender to close a loan until at least seven (7) business days have passed from the date your application was received. A typical home loan takes 30 days, as a number of third-party services such as appraisals, title work, and credit are required in conjunction with the mortgage process. Once you familiarize your Loan Officer with the details of your specific loan scenario, they will be able to provide you with a more specific timeline.

Will I qualify for a home loan?

The only way to find out is to speak with a qualified mortgage professional. Our Loan Officers have helped numerous clients who didn’t know if they could qualify to become home owners. We take the time to understand your financial situation and long-term financial goals, and then match you with the loan program that best fits your needs. Your approval for a loan may also largely depend on the price of the home you are financing. How much money will I have to pay upfront to buy a home?

This question does not have a simple, one-size-fits-all answer. The exact amount will depend on the price of the home you buy as well the type of mortgage financing you choose. Depending on your loan program, your down payment could be as much as 20% of the home’s price or as little as 3%, while some loans require no down payment at all.

Can I get a mortgage after bankruptcy?

You may still qualify for a home loan even if you have experienced a bankruptcy. The best way to find out if you qualify is to talk with a Loan Officer to discuss your options. Should I lock my interest rate now, or wait until we are closer to our closing?

Interest rates fluctuate all day, every day. If an interest rate is good, it may be in your best interest to lock now. If you wait, you run the risk of an increase in rates later. If you are concerned that rates may go down after you lock, contact your Loan Officer to discuss your options. Some programs allow you to lock for an extended period and choose to lower your rate should a better one become available.

A Conversation With Someone Who Has Seen Both Sides of the Wall

Dennis Wells sat down with Brad Ericks of the Brad Ericks Group with Advanced Real Estate for a conversation about what it actually takes to succeed in the Northwest Indiana real estate market. Brad brings something genuinely unusual to the business. Before he became a realtor he spent years helping run a high-end custom home building operation. That background shows up in how he works with buyers, sellers, and builders in ways that agents without construction experience simply cannot replicate.

How a Custom Builder Becomes a Realtor

Brad's path into real estate was not a straight line. When the economy went south during the financial crisis the construction business became increasingly dependent on other people's decisions. Brad decided he was done letting other people's poor choices influence his income. If he was going to put in extra time he wanted to be the one benefiting from it.

Eight years later he has built a practice in Northwest Indiana that draws directly on everything he learned behind the scenes of custom home construction. He knows what happens behind the drywall. He knows which concrete contractors and framers are reliable and which ones are not. He knows how builders mark things up, how long they can carry a loan before the financial pressure becomes leverage in a negotiation, and what two-by-six construction and proper insulation actually look like versus what gets called builder-grade at production builders.

What a Builder's Eye Does for Buyers

When Brad walks buyers through a home he is looking for problems. Not minor cosmetic issues that are easy to dismiss but the kinds of concerns that accumulate into a picture that tells a buyer they are about to take on more than they bargained for. His approach is straightforward. If he points out a few small things buyers take it in stride. If he keeps pointing out problem after problem the buyers start to understand what they are actually getting into.

That is the service. Not selling the house. Making sure the client knows what they are buying before they commit.

For buyers who are absolutely in love with a property he adjusts accordingly. But his default is to make sure no one walks into a closing with eyes closed about what they are inheriting.

What It Means for Sellers and New Construction Competition

On the listing side Brad's builder background gives him a perspective that most agents do not have when it comes to positioning existing homes against new construction competition. He understands what builders mark up, what carrying costs look like on a spec home that has been sitting, and where the real negotiating room exists on new construction deals.

His sweet spot is high-end listings. Having spent years around million-dollar-plus custom homes gives him a credibility with luxury sellers that is difficult to fake and impossible to manufacture without actually having been in that world.

When comparing existing homes to new construction he is direct with buyers about the full picture. Existing homes typically offer more for the money. Mature landscaping, irrigation systems, decks, and patios that would cost extra on a new build are often already in place. Construction costs over the past several years have compressed the gap between new and existing in price while the gap in what you actually get has expanded.

If a buyer wants something nobody else has touched the way some people want a new car that is a legitimate preference. But they should go in knowing what they are giving up in terms of value and what they will need to add to get the finished product they are picturing.

The Northwest Indiana Market and the Illinois Exodus

Brad has benefited significantly from the steady movement of buyers leaving Cook County and Illinois generally for Northwest Indiana. The tax difference is significant. He tells the story of living in a townhome with taxes around two thousand to twenty-five hundred dollars while someone with a comparable townhome in Tinley Park was paying triple. That math has been driving a consistent flow of buyers across the state line and Brad has been there to help them land.

The trade-off is a few extra minutes of driving time to reach the amenities of a larger city. Most buyers from Illinois who make the move find that trade entirely acceptable once they see what they get in return.

What Brad Looks for in a Professional Reputation

In a market where agents' reputations precede them on every transaction Brad is deliberate about being the name that listing agents and buyer's agents want to see on a deal rather than the one that signals trouble. He describes the standard simply. Answer the phone. Respond to texts. Show up for the full transaction rather than handing it off to staff after the contract is signed.

He is the one in charge on every file even when he has support helping with the work. That accountability is what produces the reputation that makes other agents want to find a way to make deals work when they see his name.

As Dennis Wells noted the correlation between professional reputation and client outcomes is direct. Sellers net more money when their agent is trusted and respected on both sides of the transaction.

AI in the Real Estate Business

Brad is a consistent AI user and he applies it to communication, social media, and business planning. He splits his usage between ChatGPT and Claude and his view on both reflects how he approaches everything. The output is a starting point not a finished product. He can identify immediately when a listing was written by punching minimal information into an AI tool and letting it run without any editorial judgment applied afterward. His standard is that the work should sound like the person doing it and require enough effort that it actually does.

What Brad Does Outside of Real Estate

Brad's personal life is grounded in relationships he values just as much as the professional ones. He has been invited to clients' baby showers, birthday parties, Fourth of July celebrations, and weddings. He stays connected with clients from five and six years ago not because it serves a business purpose but because those relationships are genuinely fulfilling.

When he is not working he spends time with his kids and grandkids, goes out socially with friends, takes vacations when the market slows in winter, and occasionally gets thoroughly defeated at Fortnite by twelve-year-olds on Friday nights alongside a group of like-minded middle-aged friends. He is also a television veteran having appeared as an extra on Chicago Med, Chicago PD, Chicago Fire, Fargo, and Next, appeared on Oprah discussing the then-novel concept of live video on the internet, and done a few episodes with Steve Harvey. The Oprah appearance in particular he describes as genuinely dated by current standards.
